villa is 500 meters from the village of Matraia
(with an ancient church, a small shop, a pub and
a good restaurant). The area is rich of ancient
villas ( payment visit villa Torreggiani, villa
Mansi and villa Reale). In 10 minutes driving
you can reach Pizzorne mountain plateau 1.000
meters high).

The villa is only 11 km from Lucca, the ancient
walled town and 40 km from Versilia's beaches
( reachable by highway ). In 1 hour driving you
can reach Apuan mountains, with white marble caves
and a lot of wonderful paths or small villages
with old monasteries or romanic churches or clean
streams to swim in peaceful places.
Restaurants
and Shops : In
Matraia a good restaurant, a pub and a grocery
store and shops . 2 good restaurants are 3 km
from the villa. Within 10 minutes by car you arrive
at Marlia with trade center, pizzeria, restaurants
post office etc.

villa's chapel ) - Three beds room, at first floor,
with air conditioning.
BATHROOMS - One bathroom with tube/shower, bidet,
wc and wash-basin; two bathrooms with shower,
wc and wash-basin.
OUTDOORS : In the garden, looking to Lucca's plain,
you can find two big wooden tables, under wistaria's
pergolate, with chairs, benchs and deck-chairs
and a terrace with a table and near a barbecue;
an old wood oven, wash basin and stove; a tennis
table room and swimming pool 4,5 x 9.00, just
under the garden ( swimming pool and garden are
some times shared with owners).
Just under the garden you can reach the swimming
pool or walk in the estate,where you can meet
an old horse, Geremia, or his friends donkeys.
Walking down to Caprio stream may be you meet
a porcupine (it's not difficult to find its aculei)
or some hawk.
PARKING : The villa is reachable with a 300 metres
white and narrow road among olive groves, a 50
metres concrete deep sloap, unsuitable for caravans
or sports cars, and a final 150 metres partly
paved stretch; it's possible to park just near
the flat
